Find your Mazatlán

A city of distinct rhythms. Compare the neighborhoods—not just the view—before choosing where to own.

Centro Histórico, Mazatlán

Mazatlán, area by area

01 · Culture & walkability

Centro Histórico & Olas Altas

Historic streets, Plaza Machado, the Ángela Peralta theater and the Olas Altas waterfront. Older homes and smaller buildings sit alongside restaurants and cultural venues.

Consider it for

Buyers who want architecture, dining and daily life on foot.

Before you buy

Check street-by-street noise, parking, stairs, building condition and any heritage restrictions before planning renovations.

02 · Oceanfront city living

Malecón & Ferrocarrilera

The seafront promenade connects beaches and established urban neighborhoods. Condo towers and everyday services offer a different setting from the historic center.

Consider it for

Buyers who want waterfront walks with access to the city.

Before you buy

Visit during busy traffic hours. Compare road noise, salt-air maintenance, elevator capacity and the actual view from the unit—not a brochure.

03 · Beaches & restaurants

Zona Dorada

A long-established visitor district with hotels, restaurants, shops and beach access. Activity and convenience are part of its appeal.

Consider it for

Owners who enjoy dining out and a lively beach neighborhood.

Before you buy

Check music and nightlife near the building, guest parking and rental rules. Being in a tourism district does not guarantee rental income.

04 · Marina-side neighborhoods

Marina & Sábalo Country

Marina-area developments and the established streets of Sábalo Country offer varied residential settings, with restaurants and services nearby depending on the address.

Consider it for

Buyers comparing marina-side condos with a more residential routine.

Before you buy

These are not identical neighborhoods. Check whether you can comfortably walk to services, how you reach the beach, and any private-community fees.

05 · The northern coast

Cerritos & Nuevo Mazatlán

Northern beach areas include resort-style condos and newer developments. Some addresses feel more removed from the busiest central districts.

Consider it for

Buyers prioritizing beach time, amenities and a northern-coast setting.

Before you buy

Test the trip to your regular destinations. For new construction, review permits, delivery terms, utilities and the developer’s record with independent professionals.

Visit your shortlist in the morning, at night and on a weekend. Walk the route to groceries, test the noise with the windows open, and compare the building as carefully as the neighborhood.
